Beyond the Interest Rate: A Smarter Way to Think About Home Affordability
When shopping for a home, it's easy to focus on the purchase price and mortgage interest rate. But today's buyers are looking at the bigger picture: monthly payments, closing costs, and how much cash they'll need upfront.
One financing strategy worth understanding is a temporary mortgage rate buydown.
What Is a Temporary Rate Buydown?
A temporary buydown reduces the principal and interest portion of your mortgage payment for a set period, typically the first one to three years.
Unlike permanently buying down your interest rate with discount points, a temporary buydown provides short-term payment relief. Your mortgage's actual note rate remains unchanged.
For example, CMG Home Loans recently introduced a lender-funded program called Rate Break, which offers eligible buyers a payment calculated using an interest rate 0.50 percentage points below their note rate for their first 12 monthly payments.
What Could That Look Like?
Imagine purchasing a $600,000 home with 10% down and a $540,000 mortgage.
Using an illustrative 6.50% note rate on a 30-year fixed mortgage:
Standard principal and interest: Approximately $3,413 per month.
First-year payment with a 0.50% temporary buydown: Approximately $3,238 per month.
Estimated first-year savings: Approximately $2,100.
Beginning in month 13, the payment returns to the amount calculated using the full note rate.
These figures exclude property taxes, homeowners insurance, mortgage insurance, and other expenses.
Why Should Buyers Care?
A temporary buydown can offer breathing room during the first year of homeownership, when moving expenses, furnishings, and other costs often add up.
Depending on the loan program and transaction, lender credits or negotiated seller concessions may also help buyers manage their upfront costs.
But the key is understanding the tradeoffs.
A lower introductory payment doesn't necessarily mean the loan is less expensive overall. Buyers should compare the full-term payment, closing costs, loan terms, and potential savings before deciding.
My Advice: Compare the Entire Financing Package
The best mortgage strategy isn't always the one advertising the lowest initial payment.
Ask your lender to show you the numbers side by side, including:
Your monthly payment today and after any temporary buydown expires.
Total closing costs and lender credits.
Whether seller concessions could improve your financing.
How the options compare over the time you expect to own the home.
A well-structured offer isn't just about the price you pay. It's also about how you finance the purchase.
If you're considering buying in Greater Seattle, Tacoma, Gig Harbor, or Kitsap County, I'm happy to help you explore your options and connect you with lending professionals who can walk through the numbers.
